In this case study, I’m sharing how we designed a modern transitional new build for a Tampa family who wanted their home to feel warm, elevated, and timeless — not trendy or pieced together. From architectural details to lighting and finishes, every decision was guided by one goal: creating a home that feels complete the moment you walk in.


The Client’s Vision: Elevated, Calm, and Livable

Like many Tampa homeowners building from the ground up, our clients came to us with inspiration images and strong preferences — but no clear system for tying everything together.

Their goals were simple and thoughtful:

• A home that felt refined but comfortable • A neutral palette that didn’t feel flat • Seamless flow between rooms • Spaces that supported entertaining and everyday life

They didn’t want a house that looked like a showroom. They wanted a home that felt personal, calm, and intentional.

Step One: Establishing a Whole-Home Design Vision

Before selecting tile, paint, or lighting, we started with the big picture.

We extended the interior design language to the lanai and outdoor areas through:
