GENERAL SHIPPING GUIDELINES
We currently ship to the contiguous 48 US states. Each product category has different shipping times which are explained below and on individual product pages.
COVID-19
Unfortunately Covid-19 has put a strain on the overall shipping industry. Some of the items in our shop, such as accessories, are carried locally and should ship close to the posted time-frames on their respective products pages. Items that ship from other locations like Furniture, Art, Rugs, and Lighting may experience shipping delays. We do our best to communicate reasonable expectations with shipping, but sometimes shipping timelines are outside of our control. We will communicate changes, if any, to your order’s shipment status as we become aware of them.
SHIPPING BY PRODUCT CATEGORY
Accessories / Pillows / Textiles – Most items in these categories are carried at our local warehouse and will ship 1-3 days after your order is placed. Product specific shipping time will be shown on each individual product page. Holiday Orders placed after December 15 are not eligible for return.
Art – All artwork is made to order and typically ships within 3-5 weeks from order date. Please allow 7-10 business days from shipment date to delivery. All artwork sales are final.
Lighting – Lighting typically ships within 4-5 weeks of order date. Please allow 1 week from shipment date to delivery. Product specific shipping dates will be listed on each product page. Backorder dates are subject to change.
Large/Oversized Items – All furniture items and other larger items will be shipped through a 3rd party carrier. These items will incur an additional handling fee that will be automatically added to your cart during the checkout process. This handling fee covers the oversized shipment and allows for your shipment to be delivered to your porch, garage, or driveway (carriers are unable to deliver oversized shipments inside your home). Please note that in some circumstances, customers may need to make special arrangements for freight delivery to apartment units. Drivers are not authorized to use stairs or elevators, nor will they place it in the room of your choice. The 3rd party carrier will contact you and schedule a 4 hour window when they can deliver your order. A thorough inspection for damage and signature will be required. Please arrange for help with bringing the shipment inside, if needed. All furniture items are final sale. We are unable to cancel any item that is currently in production or in que for shipment.
White glove delivery can be arranged upon request by emailing support@houseofjadehome.com.
Oversized/Fragile Deliveries – It is in your best interest to fully inspect your furniture at the time of delivery, and note any damage or defect on the paperwork before you sign.
Once your item has been unwrapped, please fully inspect it for any damage or quality issues and take photos/videos of what you find. Make note of any damage on the delivery service’s paperwork before signing for the item. Without this, we may not be able to issue a refund or replace the item.
Damage to merchandise while in transit is rare, but does occasionally happen. Contact hello@moderndesignhomes.com with any concerns within 48 hours so that we may file a claim on your behalf.
Additionally, you are responsible for making sure House of Jade Home has the correct ship-to address for delivery. A change of address after a delivery is enroute will result in a Freight Reconsignment Fee.
Backordered Items – Backorder dates are subject to change. We work hard to frequently update backorder dates and shipping timelines on our site as we are made aware by our manufacturers. We will notify you of any changes to the items in your order as soon as we can. You have 48 hours to cancel your order for a backordered item at no charge. After 48 hours, backordered items may be canceled, but will incur a 10% cancellation fee. We are unable to cancel any item that is currently in production or in que for shipment.

Damaged Product – Damage to products can occasionally occur in transit. We are happy to replace any damaged products at no cost. It is required that you contact us here no later than 48 hours after you receive your order to process a damage claim. Please inspect your order immediately upon receipt and let us know if there are any issues. We will send you a return label so please don’t discard the packaging your item came in. If the item that is damaged is not eligible for a replacement, you will receive store credit for the total order value of your item.
Order Cancellation – Orders for items stocked locally cannot be cancelled once they’re made. Once your order is placed, information is automatically sent to our fulfillment centers and cannot be adjusted. We work hard to get your order to you as quickly as we can. Backordered furniture, art, lighting and rugs will incur a 10% cancellation fee after 48 hours from your order date.
Returns – We are very confident in our products and are more than happy to let you return most of our items within 30 days from the date you received your order. You will be responsible for return shipping and you will need to return the item in its original packaging. Your refund amount will be the total order value less shipping and handling charges. Shipping and handling is nonrefundable. In most cases we can use our discounted shipping prices to create a return label, but some situations may warrant you having to create the return shipping label yourself. Please contact us here to start the return process. Some items have additional rules related to our general 30 day return window policy.
Lighting – Lighting returns incur an additional 15% restocking fee. The lighting needs to have been unused and uninstalled.
Furniture – All furniture sales are final. If you have an issue with a damaged item please contact us promptly for a replacement.
Artwork – All artwork is made to order. All sales are final.
Rugs – Rug returns incur an additional 15% restocking fee. Rugs must be unused and in original packaging. Rug swatches and rug pads are final sale and may not be returned.
